What Am I Looking At?

What you are interacting with above is a Tableau Public workbook, built by us, with data from all on-market transactions (25,183 of them) between January 1, 2012 and January 27, 2022 in the markets where we help our clients most often (Palo Alto, Atherton, San Carlos, Redwood City, Menlo Park, Mountain View, Los Altos, Los Altos Hills, Portola Valley, Woodside). We also removed 123 transactions because they had obviously incorrect data in key fields (like a Palo Alto sale geo-located in Africa). And where multiple transactions happen during this time-span for the same property, we show the “max” value for that field. Things usually go up, so this is typically the most recent sale.

  • You can use the tabs along the top to see different color visualizations of the data

  • You can use the controls on the right to filter the data (there is a “reset” button in the lower right in case you want to start over). 

  • You can scroll in and out using your mouse wheel (use the “home” icon in the upper left of the map to reset the Zoom if you get lost).

  • You can mouse over any dot to see details of that property

What About Off-Market Transactions?

When we work with clients directly, we’ll weave in off-market info for you, but this data source omits it (its more awkward to get and manipulate).  In some cities this is a smaller component of all transactions (<5%), and tends not to be very different from the average/median of the public data).  But for others, especially Atherton, it matters more.

What About Updating for the Latest Transactions?

We have to decide whether we are a technology platform (nope!) or a services business (most definitely yes!) and act accordingly. It takes a lot of time to extract the data, scrub it for erroneous outliers, publish it in a timely manner… and this is time we are choosing to spend with our clients instead. Giving a top-tier concierge experience is our priority; this webpage is just a sampler.
