When you are looking to sell your property, our Young Platinum Group Process will ensure you the best results with the least stress. Our proven system makes sure nothing is missed for an optimal sale.

We start with the initial consultation, to understand your family goals, timeline, and answer your questions. With a Listing Agreement in place, we jump into the Intro to Selling class, wherein you will understand the players, the terminology, the incentives, the process, and the key contractual documents. When things happen, they often happen fast, and you will make better decisions if you’re fully educated and mentally prepared.

House Preparation

We’ll recommend high bang-for-the-buck improvements. We provide you quotes, you decide how much to invest, and we project manage the vendors to completion. And we front the cash to get it done (up to $200,000). It’s a clockwork symphony of the trades prepping at high speed to present your property at its finest.

When everything is functionaing well and looking its best, we’ll bring in top-tier stagers to populate your house with the kind of “beautiful blank slate” furniture and artwork that lets potential buyers desire to buy. And we’ll pay for the design, set-up, removal, and forst month of staging.


Create Marketing Assets

World-class marketing needs world-class assets. Professional photographers, videographers, copywriters, floorplan-makers swarm the property. Video gets edited, photographs retouched, websites are built, brochures are printed, online ads campaigns are readied for launch. Our marketing plan has everything primed for launch!


Inspections and Disclosure Documents

We bring in quality inspectors and pay for them. We generate the “disclosure packet” that will help sell your property. We’ll assist you in filling out what you must, and we’ll take care of the rest. We pride ourselves in rock-solid paperwork and comprehensive disclosures so we have no surprises later.


Pricing Strategy Discussion

We’ll determine your property’s Fair Market Value, as determined by market response to similar properties combined with macroeconomic trends and local momentum. Then we adopt the pricing strategy best suited to achieve your goals.


Gather Market Intelligence

During house prep, we are seeing comparable houses, talking to those agents, and gathering intel on upcoming listings that would be directly competitive. All of which feeds to you so that you can make an informed pricing decision before Launch.


Finalize Pricing

With all the most relevant data in hand, we set the go-to-market price.


Launch

Most properties are best served by one strong launch, with everything in order so that non-contingent offers can flow in with confidence. In some cases, an off-market campaign with discretion and limited access will be more appropriate to achieving your goals. Either way, at some point the property is looking its best and ready for buyers to see it.


Marketing Execution

All those beautiful marketing assest are now deployed. Online ad campiagns targeted to likely buyers are launched. Websites go live. The listing syndicated globally. Postcards are mailed. Print ads run in newspapers and magazines. Social media is posted and boosted. PR and word-of-mouth campaigns take flight. Our goal is to drive awareness, which results in website visits and in-person visits.


Manage Showings

We host our own open houses— better to meet the eventual buyers before negotiating with them. We follow up with every agent who visits, to track the true level of interest in the house and proactively address potential buyer concerns.


Offers and Negotiation

We do our best to encourage multiple offers, and we may counter-offer some or all of what comes in. Offers vary on many dimensions— price, time, contingencies, financing, and more— and we will be advising you the whole way, parsing strengths and risks. Finally we accept an offer! Manage Escrow Process

There is a lot that can go wrong during escrow, and our job is to make sure info flows, the buyer’s loan process is prioritized, contingencies are removed, documents are signed and perfect, and everything just works without stress to you.
